Columbia Apartments is a nineteen-storey tower at 15 Whitaker Place, built specifically for student living in the heart of the Auckland CBD. Heartland advised on the project as consultant, bringing its development experience to a building type that rewards it: at one hundred and forty-two units over nineteen floors, the margins for getting the planning, servicing and operation right are tight, and the brief is unforgiving.
The location is the asset. Columbia sits squarely inside the university precinct, within easy reach of the University of Auckland, AUT and the city’s other main education facilities — the short, walkable commute that students value most. The tower was purpose-built for that life rather than converted to it, which shows in how it runs: fully managed and serviced, with a convenience store, laundry, high-speed internet and secure entry built in from the start.
It remains one of the city’s established purpose-built student buildings — a tower designed around a clear job, in exactly the right place to do it.
A tower with one job
Purpose-built student accommodation is an unforgiving building type. One hundred and forty-two units over nineteen floors leaves no slack in the planning: the servicing, the security, the common facilities and the operating model all have to be resolved before the first student moves in, because a building like this runs at full occupancy from day one or it doesn’t work at all.
Columbia was built for that job and no other. A convenience store, laundry and secure entry were designed in from the start, and the tower sits a short walk from the University of Auckland and AUT, which is the entire point of it.
Consultant, on a building type that punishes inexperience
Heartland advised on Columbia as development consultant to Sanctuary Group, one of two student towers we consulted on in the university precinct in the early 2000s, alongside Princeton on Symonds Street.
We include consulting work in the portfolio deliberately. It shows the range of what we’ve been trusted with, from a single Hamilton residence to a nineteen-storey tower, and the precinct knowledge from these buildings still informs how we read inner-city sites today.
