Heartland Developments is a boutique New Zealand developer. For more than thirty-five years we have designed and delivered apartments and terraced homes across Auckland and Hamilton — kept small on purpose, run personally, and built to a standard that holds up long after the keys change hands.

01 — The story

Heartland was founded in 1990 and has been building ever since. Across more than three decades the company has delivered nine completed projects — boutique apartments, terraced communities, a serviced-apartment building, a gated land estate, and a number of student-accommodation towers in the city — adding up to more than two hundred and fifty homes.

What ties them together is not a single style or a single suburb. It is an approach. Heartland takes on a small number of projects at a time and stays close to each one, from the first feasibility numbers through consenting, construction and the final fit-out. The developments are deliberately boutique. That scale is a choice: it keeps the standard of work high, the decisions personal, and the detail under control where it matters most — in the home itself.

Every Heartland project has sold out. That record is not the goal in itself; it is the by-product of building homes people actually want to own and live in.

Heartland is led by its principal, Ian Guilford, who has personally guided every development the company has delivered. His experience spans the full range of New Zealand property development: high-rise residential and student-accommodation towers in the Auckland CBD, boutique apartment buildings, ninety-four terraced townhomes across two Flat Bush developments, serviced apartments in Newmarket, and land subdivision in the Waikato.

That breadth matters because a development lives or dies on the parts most buyers never see: feasibility, consenting, the construction programme, the relationships that keep a site moving. Ian’s role is to balance all of those moving pieces and keep them moving together. Thirty-five years of doing it has built the network of consultants, builders, councils and trades that lets a Heartland project run smoothly and cost-effectively from start to finish.

Development Manager

James is Heartland’s development manager and the second generation of the family in the business. He grew up around Heartland’s sites, then earned his own stripes in construction before stepping into development: he runs a commercial insulation contracting business in Auckland, pricing, programming and delivering work for main contractors. Understanding a build from the subcontractor’s side, where the real costs and delays live, changes how you plan one from the top.

At Heartland, James runs the machinery underneath a development: feasibility and pricing analysis, consultant engagement, consenting, infrastructure and council workstreams, and the buyer research that shapes what gets designed in the first place. He holds a Bachelor of Property and a Bachelor of Commerce from the University of Auckland (2021), and that grounding in property and finance drives how the company weighs land, debt and demand before committing to a site. It is the unglamorous half of development, and it is where projects are won or lost. Working alongside Ian, he carries the standard of the first thirty-five years into the next.

Homes, not stock.

We build homes for people who plan to stay, not units to be flipped. That belief shapes every decision: layout, materials, the way a building meets the street.

Boutique by choice.

We keep our developments small and take on few at a time. Scale is the enemy of detail; staying boutique is how we keep the standard where we want it.

Built to last.

Quality shows up after the handover, not before it. We specify and build so the work holds up for the first owner and the ones after them.

Close to the work.

Heartland is personally run. The same people who set the feasibility see the project through to the last fit-out, so nothing falls through the gaps between consultants.

Relationships do the heavy lifting.

A development runs on trust built over years with builders, councils, engineers and trades. Those relationships are how we deliver without surprises.

Since 1990, Heartland has delivered boutique apartments at Greenwoods Corner in Epsom and beside the park in Ponsonby; terraced communities in Flat Bush; a serviced-apartment building in Newmarket leased long-term and named Quest of the Year; a gated residential estate in Hamilton; and purpose-built student-accommodation towers in the Auckland CBD.
