Quest Newmarket is a forty-eight-apartment serviced building on Davis Crescent, in the heart of one of Auckland’s busiest retail and commercial precincts. Heartland developed it as a single, fully resolved building with three distinct jobs to do — accommodation, retail and premium living — and tuned the design so each worked without compromising the others.

The serviced apartments were leased to Quest on a twenty-year term, giving the building a long, stable operating life from the day it opened, and the partnership has run strongly ever since. The recognition came early: Quest Newmarket was named Quest of the Year in 2005, a vote of confidence in both the building and the way it was run. At ground level, seven hundred square metres of prime retail is laid out across four shops, anchoring the building into the Newmarket street life around it.

Above it all sit five two-storey luxury penthouses, with outlooks over the park and across Newmarket — the premium homes that crown the building. The mix of serviced accommodation, retail and penthouse living in one well-located building is a more complex thing to deliver than any one of those uses alone, and Quest Newmarket has carried it successfully for two decades.

The mix

Three buildings in one, without the seams

Quest Newmarket had three jobs from day one: serviced accommodation through the body of the building, seven hundred square metres of retail across four shops at street level, and five two-storey penthouses on top. Mixed-use at this scale fails when one use compromises another, when hotel traffic crosses residents, or retail servicing blocks the lobby.

The design keeps the three lives separate where they need to be and shared where it pays. Twenty years of smooth operation is the evidence the planning was right.

The lease

A twenty-year covenant, signed before the paint dried

The serviced apartments were leased to Quest on a twenty-year term, giving the building a stable, institutional-grade operating life from the day it opened. A developer who thinks in sale prices builds one kind of building; a developer who has to stand behind a twenty-year operating lease builds another. Everything from the services design to the room layouts had to survive two decades of commercial use, and it has.

The recognition

Quest of the Year, 2005

Within two years of opening, the building was named Quest of the Year across the operator’s network. Awards from operators mean something different from design awards: they measure how a building actually runs, month after month, with paying guests in it.

For Heartland it remains the clearest third-party endorsement of a simple idea: get the unglamorous machinery of a building right and the performance follows.
