River Road Residence was Ian’s own home: a bespoke architectural residence on River Road in Hamilton, designed and built for his family. The house was built from insulated tilt-slab concrete panels, twin concrete skins around an insulation core tied with carbon-fibre pins, poured on site on the flat of the tennis court and then lifted into place.
The home is substantial, with roughly five hundred square metres of living area across six bedrooms, four bathrooms, four separate lounges, a library, a dedicated theatre and a guest wing. Outside, a par-three golf hole and practice green in the front yard, a tennis court with a basketball hoop, and extensive landscaping with carefully chosen trees, including a cherry-blossom walkway at the front of the property. A three-car garage and a workshop handle the practical side, and a heated swimming pool finishes the grounds.
The house was completed in 2006, the same year Heartland finished the Durham Estate subdivision across town.

The construction was its own project: insulated tilt-slab panels, concrete skins around an insulation core tied with carbon-fibre pins, were poured on the flat of the tennis court, then craned into position to form the house.
